Little Meadows 55 + Community

It is the intention of the Little Meadows HOA to ensure Little Meadows is a senior residential development for persons primarily fifty-five (55) years of age or older.

Little Meadows HOA is requiring and imposing as a restriction on the development of Little Meadows that:
1) 90% of the residences have one permanent occupant who is at least 55 years of age, and that one occupant ni the remaining 10% be at least 45 years of age.
2)
Occupants with a family wil be permitted within the above criteria.
3)
The Little Meadows Homeowners Association shall receive verification of purchaser’s and occupant’s age prior to purchasing a unit, lot or dwelling.
4)
No dwelling or remaining lot will be sold unless one of the purchasers is at
least 55 years of age until at least 90% of the units in Little Meadows have at least one member is 55 years of age or older.
Any person taking title to a lot or home ni Little Meadows agrees to be subject to and cooperate with a periodic survey to verify at least 90% of the units are occupied by at least one person 55 years of age or older. This survey wil be conducted by Little

Meadows HOA and documentation to verify this age requirement shall be a photo ID, driver’s license or birth certificate or passport.
Guests of owners in Little Meadows Community under the age of 18 shall not be permitted to reside in Little Meadows for more than 180 days aggregate in any one calendar year.
Any owner of a unit in Little Meadows shall be free to list such unit for sale with the real estate broker of his or her choosing; provided, however that:
1) The broker is made aware of the age restrictions
2) Resales are restricted to persons 55 years of age or older
3) Family groups having a member at least 55 years of age or older.
However, fi an individual or individuals less than 55 years of age or bequeathed or inherit a unit in Little Meadows, then he, she or they, provided they constitute a family unit, may occupy the unit so long as such occupancy does not violate the requirement that at least 90% of the units in Little Meadows be owned and occupied by persons 55 years of age and older, or by family unit to having one member 55 years of age or older.
